Radon FAQ — Knox Radon EMT

Question 1

What is radon?

Accepted Answer

Radon is a naturally occurring radioactive gas produced by the decay of uranium in soil, rock, and water. It's colorless, odorless, and tasteless — completely undetectable without a test. It seeps into homes through foundation cracks, construction joints, gaps around pipes, and other openings, where it can accumulate to dangerous levels.

Question 2

Why is radon dangerous?

Accepted Answer

When you breathe radon, it decays into radioactive particles that can get trapped in your lungs. Over time, these particles release small bursts of energy that can damage lung tissue and lead to lung cancer. Radon is the second leading cause of lung cancer in the United States, responsible for approximately 21,000 deaths per year according to the EPA.

Question 3

What is the EPA action level for radon?

Accepted Answer

The EPA recommends taking action to reduce radon if your home's level is at or above 4 picocuries per liter (pCi/L). However, the EPA also notes that radon levels below 4 pCi/L still pose some risk, and mitigation is worth considering for levels between 2 and 4 pCi/L.

Question 4

Is radon a problem in central Ohio?

Accepted Answer

Yes. Ohio consistently ranks among the states with the highest radon potential. The geology of central Ohio — including glacial deposits and underlying limestone — creates conditions that allow radon to move easily through soil and into homes. The EPA estimates that 1 in 5 Ohio homes tests above the action level.

Question 5

Can I smell or detect radon without a test?

Accepted Answer

No. Radon is completely invisible and has no odor or taste. The only way to know your home's radon level is to test. This is why testing is so important — there are no warning signs until health damage has already occurred.

Question 6

How does radon testing work?

Accepted Answer

We place a certified measurement device — typically a short-term electret ion chamber or charcoal canister — in the lowest livable area of your home, usually the basement or first floor. The device is left in place for the required testing period, then collected and analyzed. You receive a written report with your radon level in pCi/L and our recommendation for next steps.

Question 7

How long does a radon test take?

Accepted Answer

Short-term tests typically run 48 to 96 hours. We schedule the placement and collection appointments at your convenience, and you'll have your results within 24 to 48 hours of collection. Long-term tests (90 days or more) provide a more accurate annual average but are less common for initial assessments.

Question 8

Should I test before buying or selling a home?

Accepted Answer

Absolutely. Radon testing is one of the most important steps in a home inspection. Buyers should always request a radon test before closing. Sellers benefit from testing early — if levels are elevated, you can mitigate before listing, which removes a potential negotiating obstacle and demonstrates that the home is safe.

Question 9

How much does radon testing cost?

Accepted Answer

Our radon testing service starts at $150. This includes device placement, collection, lab analysis, and a written results report with our recommendation. Contact us for a precise quote based on your home's size and location.

Question 10

What is sub-slab depressurization?

Accepted Answer

Sub-slab depressurization (SSD) is the most widely used and effective radon mitigation method. A pipe is inserted through your foundation slab into the soil or gravel beneath. A continuously running fan creates negative pressure under the slab, drawing radon gas out before it can enter your living space. The gas is vented safely above the roofline.

Question 11

How long does installation take?

Accepted Answer

Most mitigation system installations are completed in a single day — typically 4 to 6 hours. We work cleanly and efficiently, and we'll walk you through the completed system before we leave so you understand how it works and what to watch for.

Question 12

Will the system work for my foundation type?

Accepted Answer

Sub-slab depressurization works for most foundation types, including poured concrete slabs, block foundations, and crawl spaces. We assess your home's specific foundation before designing your system to ensure it's effective. Homes with unusual foundation configurations may require a modified approach, which we'll discuss with you upfront.

Question 13

How much does mitigation cost?

Accepted Answer

Mitigation system installation starts at $1,250. The final cost depends on your home's foundation type, size, and the complexity of the installation. We provide a clear, itemized estimate before any work begins — no surprises.

Question 14

Will the system be noisy or visible?

Accepted Answer

The fan runs continuously but is designed to be quiet — most homeowners don't notice it. The PVC pipe is routed as discreetly as possible, typically through a utility area, garage, or exterior wall. We discuss routing options with you before installation so the system fits your home's layout.

Question 15

What happens after installation?

Accepted Answer

We schedule a post-mitigation radon test 48 hours after installation. This confirms that your system is working correctly and that radon levels have dropped below the EPA action level. You'll receive a written before-and-after report. If levels are still elevated, we diagnose and adjust the system at no additional charge.

Question 16

What areas do you serve?

Accepted Answer

We primarily serve Knox, Licking, Delaware, Morrow, Richland, and Coshocton counties in central Ohio. We also work in surrounding areas — call us if you're unsure whether we cover your location.

Question 17

Are your technicians certified?

Accepted Answer

Yes. Our technicians hold National Radon Proficiency Program (NRPP) certification, which is the gold standard for radon measurement and mitigation professionals. All work follows EPA-approved protocols and ANSI/AARST standards.

Question 18

Do you offer a guarantee?

Accepted Answer

Yes. Every mitigation system we install is backed by our results guarantee. If post-mitigation testing shows radon levels remain at or above 4 pCi/L, we will diagnose and adjust your system at no additional cost to you.

Question 19

How do I get started?

Accepted Answer

Call us at (614) 966-7711 or submit a free estimate request through our contact page. We'll schedule a convenient time for your initial test or consultation. Most appointments are available within a few business days.
